2019: new year, another new house

A lot can change in 12 months! We moved into our dream house in Montibello in January 2018. Well, life through us some curve balls and we have now sold that home. I am buying a house in Sharon Hills and going to renovate it- on my own! I can't wait to make it an awesome home for me, the twins and Poppy.

This is house #3, all of which have been renovated or built. I just can't seem to find the perfect house for me without it needing work! I adore this new house. It has great bones and is in a great location. It is 1.5 stories and I don't plan to do anything to the upstairs except paint and change door knobs. The downstairs is a little more involved, but will make a huge difference.

Here is my list for the downstairs:
-tear out and renovate kitchen
-put hardwoods down
-new light fixtures
-new door knobs
-put a fence in
-fresh paint
-paint windows
-add drapes
and I'm sure a few things I'm forgetting!

One thing I love about this house is all of the potential! I seriously have 3-4 phases of projects I want to do. It is HALF the size of our Montibello house- which scares me because I'm a saver (aka hoarder), but makes me excited because it'll less to maintain.

I hope to start getting into the habit of blogging again and sharing about my renovations and parts of life with my 3.5 year old twins! I love reading the posts I wrote about the twins when they were little. I would love to have some more to look back as they get older.

current house: before & after

I love our current house. We moved in here in May 2012. We immediately started doing updates and renovations. Over the past 5 years we painted every room, changed all the doors and hardware, took out a bathroom and made it into a bar, took down walls to redo the kitchen, changed the carport to a 4th bedroom/office with full bathroom and painted the outside.

It has all been a labor of love. I can't believe we're saying good bye to our first home! I wanted to share a few pictures - that were taken by our realtor's photographer - to show what we did!

Living Room
(we had the built ins custom made last summer/fall)

(we had to take down walls for this, so everything is new!)

(in the back of this photo, to the left, is where we took out a bathroom and added a bar)

And for fun... a before pic! This was from the listing before we bought it.

(built this fireplace & added a gate)

(painted the garage doors, which made a huge difference!)

And before:

I'll share more rooms and pictures another day!

five on friday

one. Two weeks from now I'll be in Montreal for a friend's bachelorette weekend! I've never been so I have no idea what to expect. Any suggestions for packing? Or what to expect?

two. Three weeks from today we'll be moving into our apartment! Can't believe it will be here so soon.

three. It is time to start learning how to discipline James & Eloise. Maybe not even discipline, but teach them not to hit each other, how to be gentle, don't pull hair, etc. They're having trouble listening- which I'm sure most kids their age do! I'm mainly concerned about how rough James has been lately with Eloise. He can't do that in place like church nursery, camp or preschool. If you have any tips, please share!

four. Our 2nd annual Turquoise Tasting event is March 18! It will be at the Duke Mansion, like last year. Tickets are $125 and include all food and open bar. We'll have raffle baskets valued at $1,000+ ($100 for 2 tickets) and a wine pull. Should be another fun night!

five. We've been making great progress on the designs for the new house. I wanted to share a peek at our master shower plan! It makes it seem so real, I can't wait for it to be done!

life update

Life has been pretty busy lately! We put our house on the market in early March and went under contract in under 48 hours. Now we're just waiting for due diligence to be up! Closing is scheduled for late April and I hope everything goes as planned.

We are moving to an apartment in April- luckily not too far away! But I can't imagine what its going to be like in a 2 bedroom apartment with twin toddlers and a dog- yikes. I'm trying to be excited. The place we'll be is pretty cool, we'll be able to walk to restaurants, stores and a grocery store.

I am so ready for the new house to be ready...and we are still 6+ months away. I might pull my hair out if I have to pick one more grout color, faucet, door knob, etc. There are so many details and it is so overwhelming. I just keep telling myself it will all be worth it! I just hope I don't move in and regret my choices!

The twins have been super busy and very cute recently. Eloise is trying so hard to talk. She is definitely make syllables and trying to put "words" together. It is just very hard to understand! James is not into trying as much, but does wave and say bye. They both give awesome hugs and kisses. We've started letting them watch a little Mickey Mouse Clubhouse and they love it. They get very excited for the music and dancing. But their favorite thing to do is be outside. They love playing in the yard or at a playground. Both have very distinct personalities. And I love watching them interact and grow as little people.

They are in some 18-24m clothes, but moving to a lot of 2T. I swear their feet don't stop growing. They wear a size 6-6.5! I still like making them match or coordinate when I can, but it isn't easy.

We had some family photos taken by Paige Winn the other week and I love how they turned out! I wanted to remember this house and this fun stage that they are in.

I love how much they love hugging each other. And Poppy just looks on!

Hopefully the next few weeks go smoothly- fingers crossed!

five on friday: february 10

Happy Friday! Hope everyone had a great week.

one. It looks like we may be selling our house sooner than originally planned and I am so overwhelmed by that. Just trying to keep my eye on the prize- the new house!

two. The twins are officially down to one nap a day and have been for a few weeks. So many people said I would love one nap a day...but I don't yet. They used to take two naps a day, with each one being 2-3 hours each! Now Eloise takes one maybe 2 hour nap. James could sleep longer and does sometimes, but tends to wake up to Eloise or wake up to me coming in to get Eloise. It also means it is impossible to get dressed or ready in the mornings now. I used to do all of that during their morning nap.

three. I am still on my organizing and cleaning kick. I hired Sarah from Your Life Well Organized and she was a HUGE help. I can't wait to have her help in the new house. However, I've worked so hard and feel like I still can't see that much progress. We still have so many boxes to go through and so much stuff to purge. I have kept all the spaces she did clean though! And I love them!

four. I had a Belk gift card just dying to be used, so I treated myself to one of the new lip crayons by Chanel. It is amazing! It is not drying at all and stays on for a long time.

five. Dave & I are headed to NYC in a couple of weeks! I have a friend's bridal shower and thought it would be a great excuse for us to get away for a weekend. We always love visiting NYC! This time we are staying at The Standard. I can't wait to see my college friends!

Have a great weekend y'all!

new house- dining room

Our dining room is right when you walk into the new house. I want it to be a really fun and bold room!

We'll have a tall chair rail  (like photo below) and then the top part will be wallpaper. I'm really excited about this room because I finally get to hang my grandmother's chandelier. She and my grandfather brought it back from Italy and had it in their house, then my parent's house. Now I finally have a room with tall enough ceilings for it! It is hand blown Murano glass and I wish I had a picture handy of it. That is the only definite thing we have for the room! Our current dining room table is Ikea and we plan to replace it. We also have one that was my parents, but it would need some work down to make it work for us. I love the chairs we have, so we may keep those and just recover the seats. I'm hiring a decorator to help me with our living room, kitchen eating space and dining room. So we'll wait to see what she has to say!

Here are some photos of dining rooms that I love!

I love the wallpaper and bold colors in this dining room.

I love the chairs and clean look of this one, but I know I want more color.

Elegant dining table features an octagon tray ceiling accented with a clear beaded chandelier ...:

I love this table & chair set and the rug.

What a lovely dining room:

I love this wallpaper- blue is one of my favorite colors.

coastal beach style dining room with blue and white geometric wallpaper above white wainscoting, white dining chair covers, white pendant light:

I think this will be a fun room to just let the designer run with! I'm not feeling super picky or drawn one certain way. I just want to be sure I have a big enough table to host plenty of friends and family for dinner parties, holidays, game nights, etc.

new house- exterior

Designing the outside of our house has been just as much work as the inside. We have scoured Pinterest and driven all around Charlotte looking. It is so hard to make up our mind.

Here are a few we are using for inspiration:

Our friend Greg Perry was a huge help in picking colors and styles to get us the look we wanted. His portfolio is drool worthy. Some of the homes above are his work and some are from Pinterest. I think we have decided to do the shutters in Revere Pewter and the brick in China White or Ballet White. The metal will be a dark brown, almost copper color. And we will have a lantern over the front door like in the top left photo- one of Greg's!

The back of the house is just as exciting and will get it's own full post!
